    Yes. Foreign nationals can buy freehold property in designated freehold areas across Dubai with full ownership rights and no requirement to be resident. We handle the entire NOC, transfer and Title Deed registration with the Dubai Land Department on your behalf.
    On top of the purchase price, budget approximately 7–8% in transaction costs: 4% DLD transfer fee, 2% agent commission, ~AED 4,000 in DLD admin fees, and mortgage registration if applicable (0.25%). A trustee fee of AED 4,000 applies on transfer day. We provide a full cost sheet before you make an offer.
    For cash purchases, completion typically takes 2–4 weeks from signed MOU. With a mortgage, plan for 6–8 weeks while the bank completes valuation and finalises offer. Off-plan completion is immediate at the developer's office.
    A single property valued at AED 2 million or more qualifies the owner for a 10-year renewable Golden Visa, regardless of whether the property is off-plan or completed. Dependants (spouse and children) are eligible under the same visa. We coordinate the full application with our in-house immigration partners.
    Yes. Most UAE banks offer mortgages to non-residents up to 50–60% loan-to-value on completed properties, and up to 50% on off-plan. Rates currently range from 4.25% to 5.5% depending on profile. Our mortgage advisor will pre-qualify you in 48 hours, free of charge.
